Five (5) Acres

Location: San Miguel County, Conchas Dam, New Mexico

We believe this property is an excellent short to long-term investment in an area that has all of the conveniences of a larger urban area, but is located in a private, rural setting. Located in spectacular San Miguel County in Northeastern New Mexico, this region offers low property taxes, inexpensive housing, and are convenient to the larger cities of Las Vegas and Santa Fe. This is a great opportunity to own investment property! The richness of the deserts, mountains, canyons, rivers, and forests of Northern New Mexico afford a type of lifestyle not found anywhere else on earth.

Property values in New Mexico have soared in recent years due to migrations of retirees enticed by the pleasant climate and the relaxed low-key lifestyle of the American Southwest. Investors and business entrepreneurs are also relocating to the area due to its friendly business atmosphere, strategic location between several Southwestern States (Texas, Arizona, California, Colorado), Mexico, and major transcontinental transportation routes. As investment property values continue to increase, real estate in San Miguel County represents excellent investment potential! Private property will soon be beyond the reach of most Americans. As the population of the United States grows and continues to relocate, opportunities in "best kept secret" areas like San Miguel County will diminish. Niche investment properties in rural areas such as Northeastern New Mexico are growing in value.

Las Vegas, NM Growth

Economic Development Corporation of Las Vegas/San Miguel

finance, captial, commercial loan, construction Only a small percentage of San Miguel County land is privately owned with the remainder owned by the Federal and State governments. This leaves a very limited amount of land available for private ownership. Out of the privately owned portion, fewer and fewer places remain where one can enjoy privacy and the amenities that will provide peace of mind and relative freedom. The opportunity for acquiring undeveloped property is diminishing. Many rural areas are bordered by public lands that restrict potential development leaving only a limited supply of land. San Miguel County is one such area. As a property owner in this area you can declare your independence from metropolitan chaos and escape to a quiet, secluded, and enriched life.

The quality of life in San Miguel County is best characterized as a friendly small town with a pleasant climate that provides over 300 days of sunshine a year. Summers are milder (due to the relatively higher elevation, average summer temperature 81 degrees) than other desert areas like Phoenix and El Paso and winters are mild and pleasant (rarely below 50 degrees).Nestled against the eastern flank of the Sangre De Christo Mountains, San Miguel County has some of the most diverse scenery in the Southwest. Scenic nature walks, ATV traversing, and camping are all found in Mountains around Las Vegas while a day trip gets you to the Art Galleries of Santa Fe. The region's heritage is diverse and includes the history of Native Americans, Spanish and Mexican explorers and settlers, cowboys, miners, sheepherders, settlers, farmers, ranchers, outlaws, and the military. The county seat is located in Las Vegas (60 miles away) a town where most of the buildings downtown are protected on the National Historic Register. From there it is only a hour drive to the beautiful town of Santa Fe. Other nearby communities include Conchas Dam (25 miles away), Santa Rosa (60 miles away), and Tucumcari (50 miles away).
